CULS ‘2-for-1’ West End tour – Lucent (Landsec) and One Berkeley Street (Crosstree Real Estate Partners)

The CULS Commercial Forum are delighted to be hosting a tour of two of London’s best mixed use developments in the heart of London’s West End.

Lucent, W1, developed by Landsec and completed in 2024. Lucent unifies 13 distinct buildings behind London’s most famous billboard, The Piccadilly Lights, into a mixed-use development, comprising 140,000 sq ft of office and retail accommodation.  The tour will cover the history of the site and demonstrate how both the Lights and the Lucent scheme have responded to changing office and brand requirements, including the introduction of flexible office, retail and advertising spaces.

One Berkeley Street, W1, developed by Crosstree Real Estate Partners and completed in 2023. Designed by AHMM, One Berkeley Street comprises the 181-room ‘1 Hotel Mayfair’, 60,000 sq ft of prime Grade A offices, and 20,000 sq ft of flagship retail space. One Berkeley Street reuses two pre-existing Mayfair buildings, with over 80% of the existing structures retained, significantly reducing the amount of embodied carbon produced during demolition and construction. Alongside 1 Hotels’ sustainability focus, all the office spaces were handed over as sustainable “shell and floor”, ensuring no CAT A landlord works are wasted.  The development has also re-opened a much-used route between Berkeley Street and Dover Street with the creation of a new pedestrianised public space called “Dover Yard”, which includes access to the hotel’s restaurant and bar (“Dovetale” and “Dover Yard” respectively). The tour will cover the site and the interconnectivity of the hotel with the office provisioning.

Details: Meet at Lucent’s office reception, 1 Sherwood Street W1, at 4.00pm on Thursday 20^th June. Once finished at Lucent we will then walk (7-10 mins) to One Berkeley Street. Drinks and refreshments will be provided at the end of the tour.

We have realised that the England vs Denmark Euros match (5pm kick off) directly clashes with our previous proposed time. As such, we propose to bring the event forward one hour, therefore starting at 4pm at Lucent, we will then walk down to 1 Berkeley Street for a quick tour, with the game being shown at the Nightingale bar in Dover Yard (within 1 Berkeley Street development) afterwards.
