Tour of Landsec Development of Timber Square

Timber Square is a new generation of city office development, comprising two different but complementary buildings totalling c.380,000 sq ft, situated around a new tree-filled pocket park in London’s Bankside.

The Print Building is a former 1950s printworks, substantially refurbished and extended to 10 storeys + basement, with a lightweight cross laminated timber (CLT) and industrial-style steel truss structure. The original rooflight informs the plan of a new top-lit atrium that cuts through the centre of an otherwise deep floorplate, stepping in section to create inhabitable internal terraces enclosed with a combination of original external brick wall and new curtain walling.

In contrast, the Ink Building (15 storeys + 2 basement levels) has a central core offering column free perimeter workspace with abundant daylight and views out.  The perimeter is enlivened with terraces and balconies, articulating the façade, each lined with verdant planting visible from inside and out. Exposed timber soffits soften and add warmth to the space.

The result is an environment that enhances occupants and visitors’ health and wellbeing.  Each building offers exceptional cycling facilities and a communal clubroom and terrace accessible to all tenants, affording far reaching views to the City and beyond.

Timber Square is designed to minimise both construction and operational carbon emissions.  Timber Square is the UK’s largest commercial development by CLT volume, featuring the tallest hybrid frame constructed to date. This project pushes the boundaries of sustainable design and materials, demonstrating what is achievable at scale.

The construction approach embraces honesty and resource efficiency: finishes are minimised, structural joints remain exposed and the design supports future deconstruction. This lean, authentic character reflects the industrial heritage of the area while creating materially rich and distinctive spaces.

Timber Square is on course to achieve BREEAM Outstanding, WELL Platinum, and NABERS 5* ratings. It was also the first UK project to complete a NABERS Independent Design Review.

Please arrive by 5.15pm for a prompt start.
