Capital is concentrating. A shrinking number of mega funds now absorb the majority of institutional allocations, while first-time and sub-scale managers face longer fundraising cycles, higher operational hurdles and investors reluctant to write the smaller cheques that emerging platforms need. The question is whether the next generation of managers can still build durable businesses, or whether scale has become the only viable strategy.
This event will bring together allocators, established platforms and managers who have made the leap to examine what it now takes to launch and sustain a real estate investment business. We will explore how emerging managers are winning mandates, where investors still see value in backing smaller teams, and which routes to scale are actually working.
Designed for those building, backing or advising emerging platforms, the event prioritises candid perspectives from managers who have raised in this market and the investors deciding who gets funded.
